Payment
Reservations are only accepted and confirmed on receipt of a completed booking form accompanied by a rental deposit of £100 per week per property.
In the event of cancellation of the booking the rental deposit is non refundable.
The balance of the rent must be paid 28 days prior to the commencement of the holiday.
If a reservation is made less than 28 days before arrival, the full rent is due at the time of booking.
Non payment of the balance of the rent on or before the due date shall be taken as a cancellation of the booking.
Cancelled bookings need to be paid for in full, unless we have adequate notice to be able to fill the apartment with another booking (adequate notice is 4 weeks).
In the event of any reservation not being accepted by us all fees will be refunded immediately.
If, for reasons beyond the owners control, the property is not available on the date booked all rents paid in advance will be refunded in full, but clients shall have no further claim against the owner.

Reservations
Only persons specified on the booking form may reside in the property.
The client will be responsible for the full cost of damages or breakages and any exceptional cleaning.
The client will leave the property and its contents in a clean and tidy condition; in particular ovens, hobs and worktops must be left clean prior to vacating the property.
We regret that, with exception to registered guide dogs, pets are not allowed in any of the properties.
The use of accommodation and amenities is entirely at the clients risk and no responsibility can be accepted for injury or loss or damages to the users' belongings.

Use
In the interest of others, clients must ensure there is no unreasonable amount of noise within the apartment, particularly at night.
Smoking is not permitted in any part of the building.
All food brought into the building needs to be vegetarian and not include meat or fish products.
All household cleaning products are provided, however if you bring your own, these need to be suitable for use with a delicate septic tank system. Also for this reason, no bleach products or hair dye products are allowed in the building.
If you use the woodburner during your stay, please clean it out after use and be particularly careful to use it responsibly, as well as when using candles, as there are sensitive smoke alarms in the building.
The owner reserves the right to reasonable access to the property.
Properties are available after 3pm on the day of arrival and must be vacated by 11am on the day of departure.
All properties have bed linen, tea towels and bath mat provided and beds are fully made up and ready for your arrival.
Electricity and heating is provided at no extra charge. Fuel for the woodburner is available at a small charge.
If there shall be a breach of any of these conditions the owner may, at their discretion, re-enter the property and terminate the tenancy without prejudice.
The person signing the booking form, who must be a member of the party occupying the property, agrees to these Booking Conditions, on behalf of all persons included on the booking form.
In the case of any discrepancies between these Booking Conditions and the other contents of the brochure, these conditions shall prevail.
